Among the most critical of all decisions is the acquisition of land. Sometimes due to cost, but often location determines the outcome of a project’s ultimate success many years later. Understanding market conditions, neighbouring properties, site geometry, entitlements (present and potential), and envisioning the massing potential are critical to understanding the ultimate value of a property, and the economics of a project. Having acquired several dozens of properties, Urban Legend Developments has honed a unique skill in sourcing, negotiating and closing land acquisitions.

Urban Legend Developments is a boutique consulting & investment company specializing in urban infill mixed-use multiple residential developments in the Southern Ontario market. Our projects encompass mid-rise and high-rise developments ranging in scope from 100 units to over 2000 units. We partner with companies of complimentary skills and compatible values, and we invest in all of the projects we work on.

Paul Leveck founded Urban Legend Developments in 2017 after spending 20 years in the real estate finance, greenfield land development, and home building industries.

With a passion for homes that started as a young child, Paul has turned his lifelong interest into a career that started with financing builders and developers across Ontario at a small lending institution based in downtown Toronto, and led to a number of senior executive positions at leading land development and home building companies. Paul has helped shape dozens of communities within the Waterloo Region and across the province. His experience leading large teams has provided an invaluable experience in understanding the various facets of what contributes to a successful project, and his ability to fluently understand these components allows him to lead large projects in an efficient and effective manner. Paul surrounds himself with a small team of dedicated professionals who compliment his unique skill set and punch well above their weight.

Rooted in the desire to create inspiring communities and an expectation for quality, Urban Legend Developments is selective in the projects we undertake, choosing only to work on projects that have strong financial fundamentals, excellent locations, and a potential to create a unique contribution to the community.
